Appointed as a single professional team, they cover the commercial, contractual and delivery functions of a project - ensuring full financial transparency, commercial neutrality, and complete alignment with the design team's original intent.

L’ARCO is a direct partnership between Will Lloyd, a Chartered Quantity Surveyor and Construction Manager with nearly twenty years of commercial experience, and Luca Dalmasso, a Registered Architect with over fifteen years of international residential expertise.

No. L'ARCO does not carry out any construction work and holds no commercial stake in what a project costs. Depending on the procurement route, the works are built either by a single main contractor or by trade contractors appointed directly by the client - in both cases on terms L'ARCO tenders and administers on the client's behalf. That separation is deliberate: because the practice earns nothing from the build itself, every price received is reported in full, every change is priced before instruction, and advice is given on the merits rather than on margin.

We support schemes from the early design board through to post-construction completion. Involving us during RIBA Stages two to four ensures buildability, sequencing, and cost complications are resolved while changes are still cheap to make.

We manage the entire tender strategy, analyse open bids, and administer building contracts from execution to the final defects certificate. Every project change is fully priced and evidenced before instruction so there are never retrospective cost surprises.

Because our leadership includes a registered architect, we review tender information in-house to catch gaps and clashes before they reach site. We judge material substitutions on true aesthetic equivalence rather than just price to protect design integrity.

Never. We defend the project architect's intent against commercial pressures through to completion. However, if an architect's appointment ends at Stage four, we can seamlessly carry the technical information forward to manage the build phase.

This route uses JCT Intermediate or Minor Works contracts for fully designed stable schemes. A single main contractor builds the project for a lump sum fixed at tender, meaning the contractor carries the build risk at a bundled price.

Best for simpler projects prioritising upfront cost certainty, this route passes design and build risk to a single contractor. While it offers high-cost certainty, it typically yields the lowest cost visibility and passes design control away from the client.

Designed for bespoke, detail-led luxury work, this route allows construction to start early while later designs are finalized. Trade contractors are appointed directly by you on a completely open-book basis, letting you keep the financial savings.

We work on a fixed professional fee agreed entirely upfront, scaled strictly to the complexity of the project. Because our fee is for independent advice and not a percentage of the build, it never rises if construction costs do.

We partner with architects, interior designers, and private clients undertaking substantial, detail-heavy home renovations or new builds. Our portfolio features high-end residential projects with contract values ranging from three hundred thousand pounds to over two million pounds.
